1. Legal information

Dong Van II Industrial Park was established under Decision No. 335/2006/QD-UBND of Ha Nam Provincial People’s Committee dated 22/3/2006. Since its establishment, Dong Van has become a reliable investment choice for not only Vietnamese investors but also foreign investors. The complex industrial park with an area of ​​323 hectares, has a term of up to 2056. Currently, the industrial park has successfully attracted 58 investors from many parts of the world: Japan, Korea, Taiwan, the United States of America, including some prominent companies such as Kalbas Vietnam, Honda Lock Vietnam, Eidai Vietnam, Honda Vietnam, Arai Vietnam and Fujigen Vietnam. The industrial park attracts a variety of industries such as electronics, food processing, mechanical engineering, assembly and auxiliary industries for automobile and motorbike production.

Dong Van II Industrial Park is located on a prime area for industrial development of Ha Nam province. Dong Van II Industrial Park is located in Duy Tien district, Ha Nam province (bordering Hanoi). Duy Tien district currently has 5 industrial parks out of a total of 9 industrial parks in the province.

Dong Van II Industrial Park also has a convenient location, easy to connect to provinces in the Northern key economic region, convenient traffic connection with Hai Phong Port, Noi Bai International Airport, … This creates favorable conditions for enterprises to export and import goods and raw materials. Regarding the internal traffic system: the road in Dong Van II industrial park is fully invested and synchronized with the main road system, designed with a road surface width of 40m, branch roads are designed with a road surface width of 22 ,5m. The road is designed in the form of a checkerboard to ensure easy and convenient access to each plot of land.

About the power system in the industrial park: electricity in the industrial park is provided by EVN. The line has been completed by the investor of the industrial park to ensure the connection requirements to each machine. Stable and efficient power source with voltage of 110kV and capacity of 103 MW.

About water supply: The industrial park is guaranteed by two water plants in the area with a capacity of 20,000m3/day. Ensure clean water needs for production and business of enterprises.

Regarding the wastewater treatment system: The industrial park has its own wastewater treatment system, serving the needs of businesses in the area. Phase 1 has been invested and put into operation with a capacity of 2,000m3/day.

Phase 2 is completed with a capacity of 4,000m3/day.

Regarding telecommunications and Internet services: The industrial park connects with large corporations to ensure telecommunications and Internet services for enterprises in the industrial park such as Viettel, VNPT. In addition, the telecommunications network has also been completed.

Regarding fire prevention and fighting: the fire fighting water network is arranged together with the clean water supply system in the industrial park, thus ensuring synchronous completion throughout the area. Fire hydrants are designed along the roads with a distance of 120m – 150m with a pipe diameter of 125 mm. Regarding the system of green landscape, trees are covered with roads of the industrial park, in addition to the purpose of creating a green landscape for the industrial park, the green area is larger than 10% of the total area of ​​​​the industrial park, contribute to ensuring ecological environment in the area.

1: Infrastructure rental costs.

– Infrastructure rental price: 80 USD/m2. With a minimum rental area of ​​1ha

– Land rent: Land rent is exempted until 2021, then paid according to the decision of the People’s Committee of Ha Nam province

– Infrastructure management and maintenance service fee: $0.35/m2/year

– Electricity supply price: Calculated according to the EVN tariff at the time of supply – Water supply price: 11,500 VND/m3

– Waste water treatment fee: Level A from 0.15 USD/m3; Level B from 0.45USD/m3

2: Investment incentives

Corporate income tax: businesses pay tax at the rate of 20%, and enjoy tax exemption for the first 2 years, 50% tax reduction for the next 4 years. The applicable corporate income tax incentives are calculated continuously from the first year the enterprise has taxable income from the investment project; in case an enterprise has no taxable income in the first 3 years since it has revenue from an investment project, the tax exemption or reduction period is counted from the fourth year.

– Import tax on machinery and equipment (applicable only to industries eligible for investment incentives as prescribed in Decree 134/2016/ND-CP supplemented by Decree 18/2021/ND-CP): Exemption from import tax Import of goods to create fixed assets, Free of Import tax on raw materials and supplies imported for the production of export goods, Exemption from import tax on production materials for 5 years from the date of commencement of production, if the enterprise invests in a project on the list of special projects to encourage investment.
